Why it matters

An acquisition usually lives in a pipeline spreadsheet, a financial model, a comps report and a memo. Here they are one record, so a changed assumption changes all of them.

CREUW AI is built for the people who buy commercial property: solo underwriters, acquisition teams and institutional platforms. It tracks every deal through a pipeline and opens each one into ten connected workspaces.

The product's own public site walks through it as six levels: Pipeline, Deal, Underwriting, Market, AI analysis and IC memo. We have used the same order here.

The challenge

Underwriting a property means reading an offering memorandum, rebuilding its numbers in a model, checking them against the market and writing it all up for committee. Each step tends to live in a different file, so the same figure is typed several times and can end up disagreeing with itself.

What we built

One deal record. A pipeline table carries every property through six stages. Each deal opens into overview, financials, tenants, rollover, return metrics, GP/LP waterfall, market, IC memo, notes and AI analysis, and all ten read from the same inputs. Change the rent assumption once and the proforma, the debt coverage, the waterfall and the memo move with it.

What makes it interesting

The AI fills in the fields. It does not get the last word.

Upload an offering memorandum and the metrics are extracted into editable fields, to be reviewed and overridden before anything drives the model. The memo's recommendation is recalculated from thresholds the team sets itself: minimum DSCR, levered IRR and hold period.
